Realtors often note that having a first floor bedroom is a terrific feature for resale.  Young buyers, especially families with two working parents, think about nanny/au pair space for their busy lifestyle to help with the kids. Also, young buyers who have family that lives out of town love a first floor guest room.  This way everyone has their privacy and guests don’t have to navigate full staircases when they visit.
